Your New Role:

 

Reporting directly to the GM Social Infrastructure, as a Fund Manager within Australian Unity’s Social Infrastructure business you will be responsible for driving the sector-specific research, product design, establishment and growth of Fund’s within this fast-growing sector. This role will focus on the Seniors Living sector; Retirement Villages, Land Lease Communities, or rental villages, as well as Aged Care assets.

 

You will identify investment opportunities, negotiating and executing acquisitions and developments, establishing collaborative relationship agreements with service-provider stakeholders, raising equity and working with debt financiers to secure capital to grow the Fund.  

 

The management of both existing and new Funds will involve the strategic planning, execution of growth initiatives, budget development, and asset management of existing and new assets.

 

Your role will focus on maximising fund returns by improving aspects such as occupancy, tenancy mix, leasing covenants and capital value enhancements as appropriate. You will identify and recommend acquisition and divestment opportunities, including responsibility for running due diligence on new acquisitions and new fund opportunities.

 

Your New Role Looks Like This:

 

  • Responsibility for managing assets, debt and equity to optimise Fund earnings and returns consistent with board approvals and investor communications
  • Regularly report on the Fund’s performance and, where relevant, seek approvals
  • Develop, implement and, at least annually, review the Fund strategy and individual asset strategies to maximise returns
  • Role model the aspired Leadership behaviours to source, lead, develop and retain high quality team members
  • Opportunity to improve operating outcomes, particularly in the RV sector
  • Management of internal and external relationships will be critical to the success of the role, including successful negotiation and management of contracts with vendors, developers, service providers, investors and debt financier relationships
  • Responsible for meeting and exceeding Fund and property budgets (including YoY growth), individual asset NOI and capex budgets and recommend budgets for approval
  • Optimise debt and equity levels to enhance risk/return profile of the Fund for market conditions
  • Negotiate and recommend asset sales or acquisitions for approval, and deal with all due diligence issues ensuring transaction risk or future liability is minimised, all in accordance with the Acquisitions and Disposals Guidelines

 

About You:

 

  • 10+ years’ experience in the real estate industry, preferably with a bias towards funds management with direct property expertise, new opportunity creation and capital transactions
  • Degree qualification or higher in property, economics, business or related disciplines
  • Strong financial (I.e. numeracy) and commercial acumen, coupled with exceptional negotiation skills
  • Excellent communication skills with the proven ability in developing and strengthening relationships
  • Known for inspiring and driving change, including maximising the potential of resources
  • Well-developed project management capabilities, and adept in continuous improvement and quality management
