The positions

 

These two excellent Portfolio Analyst roles are positioned within our Property business, within the Wealth & Capital Markets platform. Australian Unity actively manages more than $4 billion in commercial property assets, including the listed Australian Unity Office Fund, unlisted funds in healthcare and commercial property as well as commercial and development debt funding.

 

Portfolio Analyst Diversified Property Fund

 

The primary focus of this role is to coordinate, review, analyse and report on the Diversified Property Fund’s key metrics, including actual and forecast performance including the management of the fund’s debt facilities and financier relationships. Additionally, but not limited to:

 

  • Co-ordinate, review, analyse and report on actual and forecast property and fund level assumptions monthly to provide rolling three-to-five years fund income, cashflows, balance sheet, capex forecasts and sensitivity analysis for all real assets in the fund.
  • Provide oversight with Fund Accounting to ensure accurate representation of financial position of the fund.
  • Undertake ad-hoc feasibility studies and scenario testing, including for the purposes of the acquisition, disposal and development of properties and debt and interest rate structuring.
  • Manage the information for the Funds’ performance delivery and review and analyse the actual performance against all managed property funds and the established benchmarks.
  • Assist in the research ratings by providing updated information for researchers and marketing collateral to distribution personnel as required.
  • Proactive management of relationships with investors – both equity and debt.

 

Portfolio Analyst Strategy & Support

 

The primary focus of this role is to coordinate, review, analyse and report on investment management activities for the purpose of optimising investment returns for equity investors across the Real Estate Investment (REI) business where the need arises, including the management of a fund’s debt facilities and financier relationships. Particular focus is on retirement living and aged care assets, as well as general transaction support.

 

  • Assessing/screening acquisition and investment opportunities, commercial negotiations and engaging with external consultants including assessment of forecast income, cashflows, balance sheet, capex forecasts and sensitivity analysis for new opportunities.
  • Monitoring actual and budgeted performance of current property investments by maintaining robust and efficient financial models and analysing variances between budgeted and actual return performance.
  • Undertake ad-hoc feasibility studies and scenario testing as directed, including for the purposes of the acquisition, disposal and development of properties and debt and interest rate structuring.
  • Analysing and developing reports for management to assist management with investment decisions.
  • Proactive management of relationships with investors – both equity and debt. This includes preparing presentations on fund strategy and performance for presentation to investors (both debt and equity)

 

Qualification, experience, and knowledge required

  • Excellent communication skills and the capability to liaise with all levels of management and develop effective relationships with external liaisons and peers.
  • Demonstrated initiative in completing tasks to tight deadlines and the flexibility to handle constantly changing priorities.

 

Expertise and qualifications will include:

 

  • Tertiary qualification in Property, Business or Finance, including, but not limited to a preference for a CA, CPA, or CFA qualification.
  • Excellent understanding and experience in the commercial property industry, inclusive of retail, office, industrial and alternate asset classes.
  • Technology and systems savvy, particularly Microsoft Excel, EstateMaster, MRI and potentially Forbury
  • Up to five years analytical experience (including property analytics) and sound financial acumen, in particular strong accounting and mathematical skills.
